Department of Housing

Department of Housing plays a role in the development because the State has done a deal with Lend Lease which sees 3% of all housing lots given to the State, at no cost to the State, to provide  Affordable Housing.

This is a lucrative deal for the State Government as they will make a handy profit from the development of around 150 building blocks. 

The State can only receive perks like this and stamp duty if it approves development.  You don't have to be a Rhodes scholar to work out why they have been so supportive of Lend Leases development and why they are releasing massive amounts of land for development in Western Sydney.

LandCom, a State Government Business Enterprise, has in the past formed a joint venture partnership with a house builder such as Cosmopolitan Homes to provide affordable housing, they did this at Parklea. They simply split the profit when they sell the houses.

Potentially there is around $15 million profit in this for the state by accepting this land for affordable housing.
