Sydney Regional Environmental Plan 30 - St Marys (SREP 30)

SREP 30 establishes a statutory planning framework and:

  • contains aims of SREP

  • contains performance objectives

  • establishes a process for releasing land and approving precinct plans before development can occur

  • requires precinct plans to be consistent with the aims and performance objectives of the SREP

  • requires aims, performance objectives and development controls from the EPS to be taken into account when assessing development applications

  • puts in place zoning, zone objectives and special provisions

St Marys Environmental Planning Strategy 2000 (EPS)

The EPS is a comprehensive plan for managing development and conservation on the site, and includes the following:

  • aims of the EPS

  • description of the site, the planning process and the broad outline of the main features of the proposed development

  • discussions of issues and intended planning approach

  • performance objectives-strategies and development controls to guide development

  • strategies which provide details of actions to be undertaken by government, the developer and the community

  • strategies and development controls which complement the SREP and development agreements

St Marys Development Agreement

Will be a legal agreement between the developers, the State Government and local government, which replaces contributions under section 94 of the Environmental Planning and Assessment Act 1979, for the provision of facilities and services and includes the following:

  • a description of facilities and services to be provided by the developer, State Government and local government in association with the development to meet the performance objectives

  • the timing of development of facilities and services

  • the responsibilities for service and facility provision, where appropriate
